Beaufort, South Carolina
The golf industry will never experience the unprecedented growth that is taking place in the private and resort segment of golf today. Resort Development Partners continues to capitalize on the increased absorption of amenity-driven private club experiences. Its six-club portfolio includes some of the nation’s most historic properties, founded in 1891 and 1892, along with new generation renovations in clubs in several major metropolitan markets.
In late 2021, Resort Development Partners discovered an opportunity to enhance its lifestyle offering of private club experiences with this exclusive resort destination property in Beaufort, South Carolina. The Cat Island Golf Club opened in the summer of 1985 on the southern tip of Cat Island to rave reviews. It is well known as one of George Cobb’s best designs. The Port Royal Sound comes into play on six of the challenging 18 holes, and its back-to-back waterfront par-3s is something that the former Sanctuary Club was well known for. Past owners felt the course was a middle-of-the-market daily fee course competing with Parris Island and other $50.00 golf courses, not realizing the opportunity that exists in the private destination market with proof of concept from places like Hilton Head, Fripp Island, and Savannah.
After being closed in 2019, the Golf Club at Cat Island seeks to capitalize on the dormant George Cobb Design as well as the many residents that reside on this scenic South Carolina barrier island.
Resort Development Partners has executed a Letter of Intent and negotiating the final terms of a Purchase & Sale Agreement for the property. In just the past several weeks, Links has registered more than one hundred local residents that have an interest in joining the new club and are currently reviewing the Offering for Membership. For those that seek a new private club experience, please see the documents below for more information about the memberships being offered at the new Cat Island Club.
